Nido Living has acquired Scalo Vallino, a 402-bed purpose-built student accommodation (PBSA) development in Turin, through a forward funding agreement with Taurus, a nationwide real estate developer.

Nido Living strengthens Italian platform with forward funded acquisition of landmark Scalo Vallino student housing development in Turin

Nido Living, the award-winning European student accommodation platform backed by CPP Investments, has acquired Scalo Vallino, a 402-bed purpose-built student accommodation (PBSA) development in Turin, through a forward funding agreement with Taurus, a nationwide real estate developer. Theproject execution is entrusted to Cogefa, a general contractor renowned for its extensive expertise in the construction sector. The project was promoted and coordinated by FCV, which oversaw the urban planning process and structured the partnership with Nido. 

The scheme, situated in Turin’s vibrant San Salvario district, will deliver two high-specification buildings, the Sommelier and Nizza blocks, with extensive communal amenities including study areas, a gym, a cinema, a gaming lounge, bike storage, and landscaped terraces. Completion is scheduled for mid-2027. 

Strategically located minutes from Nizza metro station, Scalo Vallino will provide immediate access to the Polytechnic University of Turin and the University of Turin, which together serve more than 125,000 students. Turin’s PBSA provision rate stands at just 12.9%, well below European averages, highlighting the acute demand for quality accommodation. 

The development is designed to meet the highest sustainability standards, targeting LEED Gold certification and Italian A2 energy rating. Key features include a high-efficiency HVAC system, roof-mounted solar panels, water-saving infrastructure, and extensive green space integration.

The acquisition follows Nido’s launch in Italy earlier this year with the forward purchase of Unione Zero in Milan, and forms part of a strategy to invest close to €1 billion in the Italian PBSA market over the next six years.
