Nido Living sells Netherlands portfolio as it looks to Italy and Germany for next expansion phase

Nido Living has sold its 1,209 bed PBSA portfolio in the Netherlands to Ardian and Rockfield as it doubles down on its strategy to invest, develop and operate in Iberia, Germany and Italy. The capital from the sale will be redeployed in the latter two markets which Nido aims to enter shortly, having already set up teams in the countries.

Europe, July 2025 – Specialist student-led accommodation platform Nido Living has sold its 1,209 bed PBSA portfolio in the Netherlands to Ardian and Rockfield as it doubles down on its strategy to invest, develop and operate in Iberia, Germany and Italy. The capital from the sale will be redeployed in the latter two markets which Nido aims to enter shortly, having already set up teams in the countries.

Last month, Nido signed an agreement for the acquisition of the Iberian student housing portfolio Livensa Living from Brookfield Asset Management, through one of its private real estate funds, in a landmark transaction valued at €1.2 billion.

Earlier this year Nido announced its strategic goal of owning and operating 25,000 beds across continental Europe by 2031. The business will be over halfway towards its goal from 2026 with an additional ~9,000 beds across Iberia added to Nido’s existing Iberian portfolio.

Our assets in The Netherlands have been designed, developed and managed with value creation and strong income in mind as well as the delivery of an exemplary student experience and, as such, we were able to exit very strongly which will support our activities going forwards.”

The sale to Ardian and Rockfield is one of the biggest PBSA transactions in the Netherlands to date. The purchasers announced their ambition to transact over €1 billion in acquisitions across Europe in October through their dedicated pan-European PBSA investment strategy and had already acquired Minerva in Amsterdam last May, taking its total student units acquired for the strategy in 2025 in the Netherlands to over 1,800.

Nido Randwyck (Muse) is strategically located near Maastricht city centre and the University Medical Campus. Launched in 2024, the 9,753 sq m gross floor area (GFA) student accommodation has 506 fully furnished modern studios, each with a private kitchen and bathroom, alongside a variety of communal spaces and amenities that include a gym, study spaces, private dining room, a garden and laundry rooms.

More is located in Leiden on the University campus and nearby the Leiden Central Station. Launched in 2023, the 14,304 sqm gross floor area (GFA) student accommodation offers 703 studios and 600 sqm of common space, divided over 4 buildings. The fully furnished studios offer a private kitchen and bathroom, the shared communal spaces include a game room, lounge area, private dining rooms, laundry rooms, roof terraces and a green courtyard.
