CEO Carlo Matta sat down with Kevin Massimino, Editor of leading Italian Real Estate media group il Quotidiano Immobilare to talk about his career, Nido Living and the Italian property market.
Nido Living recently transformed into an integrated student-led accommodation platform - bringing together investment, development and operational expertise. Nido has ambitious expansion plans in core markets such as Italy having hired Giuseppe Zafferi as Head of Italy and making other hires in the country focused on investment and development.
As an Italian himself, and having worked for over 25 years across European real estate markets, focussing on PBSA, Carlo knows the Italian student accommodation sector well and is confident that the business will be able to deliver on its ambitions in the territory.
He believes there are plenty of opportunities in Italy with an extra 200,000 student beds needed in the next five years and a provision rate of just 4% against the European average of 13% of beds to students.
Demand for PBSA in Italy has risen thanks to a rise of 92% in international students in the last 10 years buoyed by a rise in English speaking courses at Universities and 42 of the world's top 500 institutions being based in the country, coupled with a recent growing trend for domestic students wanting to live and study away from the family home.
Carlo believes that Nido stands out from other investors, developers and operators looking to enter the Italian market thanks to having all of these disciplines integrated in-house, the strong track record and insight of the leadership team in the market and a focus on pillars that stand the business apart such as customer experience, community, wellbeing, sustainability and design & technology which sees Nido regularly win awards, receive top ratings from its residents and an NPS score 16 points above the industry average.
